Eligibility Requirements
- A minimum FICO score of 600
- A debt-to-income ratio of 50% or less
- Borrower income at or below 100% of the county's Area Median Income (AMI)1
- The property must be located in one of our specified3 counties in Florida
- Completion of homebuyer education and counseling services

Buyer's First Down Payment Assistance
The First Federal, Buyer's First Down Payment Assistance1, is a second mortgage subsidy to help borrowers struggling with down payment requirements. Combine this assistance solution with our Community First Mortgage1 for maximum savings. Here's what you can expect from our Buyer's First Down Payment Assistance:
- Up to $10,0002 in assistance to cover up to 100% of your down payment, reducing your out-of-pocket expenses.
- Exclusive availability in specific3 North Florida counties.
- Homebuyer education and counseling services are required.

1) To qualify, the property must be used as a primary residence, located in a Majority Minority Census Tract (MMCT) within the approved Florida Counties: Clay, Duval and Marion.
2) The Buyers First Down Payment assistance provides $7,500 to cover up to 100% of down payment and closing costs, or $10,000 for employees (as well as the un-remarried spouses of employees who are deceased) in any of these industries: military (active duty, retired and reserves), law enforcement, corrections, and education (public and private).
